Tenant agrees to assume full responsibility for the regular
care and maintenance of the pool during the term of the
lease. Pool care includes, but is not limited to,
maintaining proper water levels and chemical balance,
cleaning the pool,
maintaining the filtration system, and ensuring the proper
operation of all pool equipment. The Tenant shall also be
responsible for the seasonal opening and closing of the
pool unless otherwise agreed to in writing.
Any damages to the pool, liner, equipment, cover, or
related systems caused by the Tenant's misuse, negligence,
or failure to properly maintain the pool shall be repaired
at the Tenant's expense. The Tenant agrees to use the pool
in a safe manner and assumes all responsibility for its use
by
occupants and guests. Advance Rent and Replacement CostsThe
Landlord authorizes the Broker to negotiate, in compliance
with Quebec law and on a voluntary basis, an advance
payment equivalent to the first and last month's rent and
to include in the lease a provision requiring the tenant to
reimburse the Landlord for the replacement cost of any lost
