L’auteure de l’\u00e9tude, Penelope Graham, a d\u00e9clar\u00e9 que pr\u00e8s de la moiti\u00e9 des Qu\u00e9b\u00e9cois pensent que fumer du cannabis chez soi d\u00e9valorise la propri\u00e9t\u00e9, et plus de la moiti\u00e9 ont d\u00e9clar\u00e9 que si des plants de cannabis avaient \u00e9t\u00e9 cultiv\u00e9s l\u00e9galement dans une maison, cela diminuerait leur int\u00e9r\u00eat pour la propri\u00e9t\u00e9.<\/p>\n

\u00ab Ce qui nous a vraiment frapp\u00e9s, c’est que la stigmatisation de la culture \u00e0 domicile persiste, et qu’elle semble encore plus n\u00e9gative chez les r\u00e9pondants qu\u00e9b\u00e9cois \u00bb, a d\u00e9clar\u00e9 Mme Graham.<\/p>\n

Une r\u00e9cente enqu\u00eate<\/a> de Statistique Canada sur la consommation d’herbe a r\u00e9v\u00e9l\u00e9 que seuls 10 % des Qu\u00e9b\u00e9cois ont admis avoir consomm\u00e9 du cannabis au cours des trois derniers mois. Mais si l’herbe devenait l\u00e9gale, un Canadien sur cinq a d\u00e9clar\u00e9 qu’il envisagerait d’essayer ou d’augmenter sa consommation.<\/p>\n

Selon l’agent immobilier Raymond Singh, la consommation de cannabis \u00e9tant de plus en plus r\u00e9pandue, il constate que de plus en plus d’acheteurs demandent s’il y a des fumeurs de marijuana dans la maison ou \u00e0 c\u00f4t\u00e9. Pour certains vendeurs, les odeurs de cannabis des voisins ont \u00e9t\u00e9 la goutte d’eau qui a fait d\u00e9border le vase et les a pouss\u00e9s \u00e0 d\u00e9m\u00e9nager.<\/p>\n

\u00ab Si leur voisin fume souvent de l’herbe, ils ne voudront peut-\u00eatre pas que leurs enfants soient entour\u00e9s de cette odeur et ils ne voudront pas l’\u00eatre \u00bb, explique-t-il.<\/p>\n

Selon la courti\u00e8re montr\u00e9alaise Eleni Akrivos, les voisins fumeurs de marijuana sont d\u00e9j\u00e0 un sujet de pr\u00e9occupation pour de nombreux acheteurs et vendeurs avec lesquels elle travaille. Dans les immeubles collectifs, en particulier, l’odeur du cannabis fait fuir les acheteurs.<\/p>\n

\u00ab C’est comme la cigarette. Lorsque nous vendons des maisons et que les gens entrent et sentent une odeur de cigarette, la valeur diminue imm\u00e9diatement. L’odeur est un facteur de dissuasion \u00bb, a d\u00e9clar\u00e9 Mme Akrivos.<\/p>\n

Selon l’Organisme d’autor\u00e9glementation du courtage immobilier du Qu\u00e9bec, qui r\u00e9git les agents immobiliers dans cette province, les agents immobiliers ont l’obligation de consigner par \u00e9crit tout facteur susceptible de nuire \u00e0 l’acheteur d’une propri\u00e9t\u00e9. Selon Marie-Pierre Laflamme, porte-parole, cela inclut les odeurs d\u00e9sagr\u00e9ables caus\u00e9es par la consommation ou la culture de cannabis.<\/p>\n

\u00ab Les informations relatives \u00e0 la culture int\u00e9rieure sont particuli\u00e8rement importantes, car elles sont un indicateur des dommages potentiels li\u00e9s \u00e0 des probl\u00e8mes d’humidit\u00e9 et de moisissure \u00bb, a d\u00e9clar\u00e9 Mme Laflamme.<\/p>\n

L’une des raisons pour lesquelles les acheteurs peuvent \u00eatre si m\u00e9fiants est qu’il n’y a pas grand-chose \u00e0 faire si l’habitude de fumer de votre voisin vous d\u00e9range. Selon l’avocat Jonathan Franklin, les voisins sont cens\u00e9s faire preuve d’une tol\u00e9rance raisonnable \u00e0 l’\u00e9gard du bruit, des odeurs et des autres habitudes de chacun.<\/p>\n
